Where can one find information on the average cost of a unit type in a neighborhood and the average rental price of a unit type per neighborhood? Is this information compiled and readily available somewhere or would I have to collect and compile this information myself? If so, what is the best method for doing so? Or, would I ultimately be much better off allowing a real estate agent do the research for me?

You need to ID your market, find the types and locations of the homes they would rent, find out how much they will rent them for, look for homes for sale that match all that, pull out the calculator and see if it works.
The best thing do do is pretend you are the renter and start making calls. That is probably the best way to get the info at least to get you started.How do you research and choose a rental property?
